Websites for Mediterranean coastal properties
Your guests are weighing whether to trust your own site and book directly. I research what your guests already love and praise, and build your new website to showcase that.
“Breakfast alone was worth the trip. We never left the terrace before eleven.”
Booked through an OTA
An OTA offers dispute resolution, a cancellation policy the guest has used before, and someone to call at midnight. The property’s own site asks them to prepay a stranger.
Cloudbeds looked at 90 million reservations. Bookings made through a platform cancelled about twice as often as bookings made direct — roughly one in five, against one in ten.
So a direct booking isn't only worth more. It's likelier to still be there in August, when replacing it means selling the room at whatever that week will bear.
Of ten direct bookings, one cancels. Of ten platform bookings, two cancel. Cherry-coloured dots mark cancellations in both rows.
The point is to make sure your website enables more direct bookings.
The commission buys attention. Your website has to earn the confidence to act on it.
The Guest Evidence Report
I analyze all your reviews, your website and your rates vs. OTAs. This
becomes the foundation for a new website that showcases your property's
best features.
And you get the report for free.
Sample guest reviews, read the way the report reads them.
Pulled from your reviews across every platform you appear on, ranked by how often it comes up.
The gap between the two, set side by side.
Awards, listings, coverage and reviews that exist and are absent from your own site.
Real dates, both channels, assumptions written out so you can check them. If they come out level, that is a finding too — it means the lever you think you're pulling isn't moving.
The reassurance the platform supplies, and what your own site currently supplies in its place.
What a guest sees between deciding on you and booking — the search results, and what the systems now summarising travel decisions say about you when nobody reaches your site at all.
How it runs
Free
What your guests value, what your website says instead, and a rebuilt prototype of the property.
Keep both, either way.
Paid project
up to 4 weeks
01
The first full version of the new site on a demo address.
02
Your notes and approvals shape the site until it is ready to publish.
03
Your new site is live, with content management capabilities right away.
A site commissioned after November misses the January to March window, which is when next summer is actually booked.
Who you'd be working with
In my career, I've built over 400 websites.
I first noticed the confidence gap in direct bookings after an amazing villa experience in Greece. The problem was that their website was confusing, missed key facts and even failed to mention they had actually won prestigious awards.
That sparked the idea for Palmára; find what guests already praise, and redesign a trustworthy website with proper care to encourage direct bookings.
I made the report and the prototype free, so you can decide on the project with evidence in-hand.

What that covers
Every page the property needs, decided in the report.
Awards, reviews and coverage that already exist and are absent from your own site.
What a guest needs before prepaying a stranger, present on the site rather than only on the platform.
Domain, hosting and files in your name. Numbers set before launch so you can check them yourself next season.
WCAG 2.1 AA with a published accessibility statement — the standard the Accessibility Act has required since June 2025. Cookie and privacy handling done properly, so the site isn't a liability.
Structured so the systems now summarising travel decisions can quote you accurately. Fewer people will reach your site directly; the ones who do arrive later, and more decided.
Hosting and a visual CMS. Update photos, rates, menus yourself when you want — the editor is visual and straightforward. The site is static and edge-served, so it stays fast everywhere in the world.
Four hours a year, one rollover. Photos, info, rates, menus — whatever the season changed. Up to four hours of my work, used how you need them. Most people would rather not get to it themselves.
One working day, June to September. In high season, you hear back within one working day. This is the part you cannot give yourself.
A readiness pass before the season. Rates, dates, seasonal content, and the structured detail the summarising systems read — checked before booking opens.
Hosting and the CMS are part of the plan. The domain and the code are in your name from the first day — I'm a collaborator you can remove in a click.
Prices exclude VAT. For a business customer outside Finland the reverse charge applies, so no VAT is added.

Target #3
If you consistently get reviewed over 4/5 or 9/10 and you feel your website could sell your property better — my method will be very useful to you. Start by requesting your own report and prototype.
Thank you, you.
I’ll read your property from the outside — reviews, listings, rates — and write down what I find. The report usually comes back within three days.
